Commercial Investments (Cash Flow Property)...

We perform detailed financial analysis and professional business plans to lending institutions when investing in commercial real estate. Hammering out the details of these business plans and performing a cash flow analysis is our specialty. The pitfalls involved in performing cash flow analysis are quite severe if you don't execute the required due diligence. In the industry many call it the "hurt factor". The greater the number of units, the greater the implications on your investment if you don't perform the proper analysis. For commercial real estate investments, 4Sight's system evaluates a properties Net Operating Income (NOI), Loan-to-Value (LTV), Cap Rate, Cash-on-Cash Return and Pre-Tax Cash Flow. Comparative market analysis does not really apply in our investment criteria when it comes to commercial real estate investments. Our analysis is done in terms of net numbers not gross numbers. 4Sight will request Schedule-E filings on all commercial real estate opportunities. For cap rate, 4Sight is looking for at least 2% above what we're borrowing at.

With just a few facts and some preliminary numbers, we can tell you in less than 10 minutes whether or not we are interested in your property. Just provide us with your yearly projected gross income (or monthly total income from rents), and your anticipated purchase price and we can tell you whether or not we'd like to move forward with the next steps. If your property does meet our 10 minute financial criteria, we will request a "Property Setup". This is commonplace in the commercial real estate investment industry. If after evaluating your Property Setup we decide to move onto further financial analysis, 4Sight will request detailed expense reports through either 3 years of tax records, audited financial's, or your management company's expenses.
